Building Operations
Leasing & Admin Services

Regular property inspection reports and pictures

Handle service requests from tenants on a day-to-day basis and after-hours 24/7 emergency response

Long-term assessments of major components such as roof, asphalt, and building envelope

Negotiate regular service contracts and tender bids for best price and/or quality

Implement preventative maintenance programs for HVAC, plumbing, roof, and fire systems

Coordinate regular landscaping services & aesthetic improvements

Snow removal, piling, relocation; and salting services

Fire & life safety services, including fire panel monitoring; regular inspections, alarm testing & fire drills; hydrant, extinguisher, and sprinkler testing & reports

Credit reviews through Equifax and financial examination to determine a tenant's suitability

Leasehold improvements and upgrades to attract high quality tenants

Commercial leasing through licensed realtors to list units; conduct showings; and negotiate lease terms and deposits

Residential leasing and negotiations based on existing market conditions

Issue N4's for non-payment of rent; oversee evictions with the Landlord Tenant Board; or Landlord's right to distress

Arrange for appraisals and insurance coverage on the property; and ensuring the tenant's are adequately insured per the lease

Communicate with tenants through phone calls, e-mails, lettermail, and face-to-face meetings

Issue an easy-to-read monthly Financial Report outlining the financial and operational activities

Diligent Collection of Rent as well as additional rent / TMI / CAM

Prepare annual budgets; TMI reconciliations; and rent letters

Review vendor invoices and utility bills for accurate billing

Issue payments to vendors electronically or via cheque
